Skirting Boards & New Flooring: 3 Options Explained by LKV

When installing new laminate, hybrid, or engineered timber flooring, one important detail is often overlooked — what to do with the skirting boards.

According to Roman Miller from LKV Flooring, the choice you make can significantly affect both the appearance of your floor and the total cost of the project.

In this guide, Roman explains the three most common skirting board options, why expansion gaps are critical, and when each method makes sense.

Why Expansion Gaps Are Essential

When laying floating floors such as laminate, hybrid, or engineered timber, it’s essential to leave an expansion gap of around 6–9mm between the flooring and the wall.

“If you don’t allow for expansion, the floor can buckle — and it can also cause insurance issues.”
— Roman Miller

Skirting boards (or beading) are installed to cover this expansion gap, allowing the floor to move naturally while maintaining a clean finish.

Option 1: Remove and Reuse Existing Skirting Boards

This option involves carefully removing your existing skirting boards, installing the new flooring, and then reinstalling the same boards afterward.

How This Method Works

  • The seal between the wall and skirting is cut with a Stanley knife
  • Flooring is laid with the correct expansion gap
  • Existing skirting boards are nailed back on top

Pros

  • Lower cost than installing new skirting
  • Keeps the original look of the home

Cons

  • Skirting boards can crack during removal
  • Old paint layers can make boards look bulky
  • Requires gap filling and repainting

“Once you reuse old skirting, a painter usually needs to come in to fill the gaps and touch everything up.”
— Roman Miller

Option 2: Remove Old Skirting and Install New Skirting Boards

This is the highest-quality finish and the most popular option for full renovations.

How This Method Works

  • Existing skirting boards are removed and disposed of
  • New profiles such as Colonial or Bullnose are selected
  • A carpenter installs the new skirting with tight mitred corners

Pros

  • Best overall visual result
  • Clean, sharp joins at corners
  • Ideal for modern or renovated homes

Cons

  • Highest cost option
  • Requires both a carpenter and painter

“With new skirting boards, you can get a really tight, clean mitre — it just looks spot on.”
— Roman Miller

Option 3: Leave Skirting On and Use Beading (Scotia)

With this method, the original skirting boards remain in place, and a small timber bead (scotia) is added to cover the expansion gap.

How This Method Works

  • Flooring is installed up to the existing skirting
  • Beading is fixed to the skirting (not the floor)

Pros

  • Cheapest and fastest solution
  • No painting required
  • No risk of damaging walls

Cons

  • Basic appearance
  • Not recommended for high-end finishes

“I hate this look — I only recommend it for rentals or when the skirting is too old or fragile to remove.”
— Roman Miller

Which Option Is Right for You?

Roman’s general recommendations:

  • Choose Option 2 for the best visual finish
  • Choose Option 1 if you want to save money but still want a clean look
  • Choose Option 3 only for rentals or delicate heritage skirting

“It really comes down to budget, finish expectations, and the condition of your existing skirting.”
— Roman Miller

Final Thoughts

Skirting boards may seem like a small detail, but they play a major role in the durability, compliance, and appearance of your new flooring. Making the right decision upfront can prevent issues and ensure your floor looks great for years to come.
